Commercial Carpet Cleaning

Two methods, chosen by what the carpet actually needs. Hot-water extraction pulls out deep soil when the carpet can afford the drying time; VLM (very low moisture) encapsulation cleans and returns the space to service in about an hour — the right call for 24-hour operations, clinics, and offices that can't lose a floor overnight. We map traffic lanes, spot-treat monthly, and deep-clean on a rotation that fits your lease and your budget.

Tile & Grout Cleaning

Restroom and breakroom grout holds soil that mopping never touches. Machine scrubbing and extraction pull it out, and a sealer application slows the next round of buildup.

VCT Stripping & Waxing

Vinyl composition tile needs a full strip and re-coat when the finish yellows or wears through — and scrub-and-recoat maintenance in between. We schedule both around your hours so the floor is cured before your doors open.

Whatever the building needs: nightly, three times a week, weekly, or a custom schedule. Most offices settle between two and five visits a week. We build the scope with you at the walkthrough and adjust it as your occupancy changes.

Yes — most of our janitorial work happens after close or before open, so your staff never works around a cleaning cart. Daytime porter service is available for buildings that need it.

A written scope: trash and recycling, restrooms, breakrooms, floors, dusting, glass touch-ups, and entryways, at the frequency you choose. Carpet cleaning — hot-water extraction or VLM, depending on the need — plus tile and grout cleaning and VCT strip-and-wax can be scheduled into the same contract.

Whichever the job calls for. Hot-water extraction is the deeper clean and the right choice when carpet is heavily soiled and the space can be out of service while it dries. VLM — very low moisture encapsulation — uses a fraction of the water and the floor is walkable in about an hour, which is what most offices, clinics, and around-the-clock facilities need. We'll tell you which one your carpet needs and why, and many buildings run VLM on the regular rotation with extraction once or twice a year.
